Common Defects – Sarking Felt

Saturday, 17th August 2024 | by: Justin Burns

This is where we summarise the typical defects affecting sarking felt.

Deterioration where exposed

A common defect, and one that can be difficult to see, is deterioration of the strip of felt which projects beyond the bottom row of tiles/slates and sits just over the edge of the gutter. A combination of direct sunlight, splashback from the gutter and frost is the cause.

The risk from this defect is that, due to capillary action, the rainwater runs down the back of the gutter and either rots the fascia board or penetrates through the wall (more likely if it’s a solid brick wall).

It used to be considered good practice to use 2 layers of sarking felt where it was exposed to the sun. On new build properties, UV resistant felt or a proprietary eaves guard will be used.
